Add and manage your rental properties, track performance, and monitor cash flow all in one place.

Navigating the Properties Page
The Properties page is your central hub for managing your rental portfolio. From here, you can monitor performance, manage properties, and access key financial tools.
At a glance, the Properties page shows:
- Total number of properties and units across your portfolio.
- Detailed view of each property, including rent collected and any Baselane Banking accounts linked to the property.
- Property performance with positive & negative YTD cash flow.
- Track financial details such as assets and liabilities.
Adding a New Property
- From the dashboard, select Properties under Property Management
- Select Add Property

Choose the property type:
- Single Family Home
- Apartment
- Duplex/Triplex
- Townhome
- Other
- Add the property nickname name
- Add the property address (auto-filled)

Select Single or Multiple Units
- Add Unit Number or Name
- Optional: Add # beds, # bathrooms, and size are optional and will be used in the Rent Roll reports
Viewing Property Performance and Cash Flow
Each property has a dedicated detail drawer for tracking financial performance. From the property detail drawer, you can view:
- Review your property details and make any changes by selecting Edit

Review YTD Net Cash Flow
- Inflow
- Outflow

Select View Report to navigate to the Net Cash Flow report for that property
- This includes revenue and expenses, including loan payments and capex
- Toggle Show all sub-categories for an entire overview
- Monthly cash flow trends

Open or link a Baselane Banking account or a connected external account to the property
- Baselane Banking accounts display the total account balance
- Select the Baselane Banking account assigned to the property to review the account activity
- Option to link physical or virtual cards within the property details
- Rent collection details will appear for properties actively collecting rent through Baselane

Select View Details to open the rent collection details drawer for active rent collections
- Option to edit and modify the existing rent collection terms
- Access to all invoices
- Create one-time invoices
- Update the receiving bank account
- Upload the lease agreement
- End and Archive
Set up a new rent collection from the property detail page
Managing Assets and Liabilities
Track property value, assets, and loans to understand your financial position. Baselane Smart subscribers can add unlimited assets and liabilities per property, while Baselane Core subscribers can add 1 asset and 1 liability per property.
Once a property is added, select Track Financial Details for this property. Add property financial details, and the drawer will open:
- Add purchase price
- Add purchase date
- Add down payment amount
- Toggle Will this asset depreciate
- Add closing costs
- Select Save and close
